HOMES FIT
FOR THE FUTURE

The Haw Wood is a ground-breaking, eco-friendly development of low impact, energy-saving homes, built to exceptional environmental standards. A combination of sustainable design and low energy technologies means every property for sale has been SAP ‘A’ rated for energy use and environmental impact - classing them in the top 2% of all homes nationwide.

In fact, EPC Efficiency and Environmental Impact ratings have been classified at 100+, meaning homes at The Haw Wood could offer a net zero energy cost and be net zero for carbon emissions, based on regulated energy and SAP calculations.1

Huge energy savings

With energy costs soaring, it’s good to know that on average, household energy requirements at The Haw Wood will be a fraction of a similar-sized Victorian property and even of a typical new build home, which could mean substantial savings on your annual energy costs.1

Low cost, low impact energy

Every property at The Haw Wood is fitted with high output photovoltaic panels (up to 375W output per panel, 4.5kW to 5.5kW output per property) to provide your home with free, environmentally-friendly, solar energy, while saving the planet around one tonne of carbon per year.2

Solar power is paired with an economical, air-to-water, air source heat pump to heat your home more efficiently. The pump extracts the warmth from outside air to help heat water for zoned underfloor heating, radiators and hot water, maintaining reliable, consistent heat output, even at low outdoor air temperatures. Heat pumps are carbon neutral when powered by PV or similar alternative energy sources, delivering up to three times as much thermal energy as the electrical energy used to drive them.

All lighting is ultra-efficient too, reducing the amount of energy needed to power it.

Smart controls and meters

A smart meter allows you to monitor your energy use to see when you’re using the most energy and how much it’s costing you. For many households, installing a smart meter means they see a reduction in their energy bills. And to help manage requirements, your new home also comes with its own mobile, app-based, smart heating control system from Heatmiser, allowing you to select temperatures and timers remotely, and match your settings to your lifestyle.

A brighter aspect

At The Haw Wood, oversize, thermally insulated windows let more natural daylight flood into your home, illuminating the interiors, reducing your reliance on artificial lights and helping to warm your house through solar gain, as well as cutting heat loss during winter.

Stop Wasting Energy

In a traditional home up to 70% of heat loss occurs through the roof, walls and floor. That’s a lot of wasted energy. Homes at The Haw Wood are designed with a more effective thermal envelope, by bringing together high standards of insulation, outstanding airtightness, double glazed windows and a precision-built timber frame to minimise heat loss through the structure of the property. This also makes our homes more durable, minimising dampness caused by moisture-laden air leaking in and condensing.

Our homes aren’t just designed to be energy efficient, but to help reduce water use too. Untapped, we each consume around 150 litres of water every day3, but by diluting the water stream on taps and showers with aerators, we can reduce the volume of water wasted. Efficient fixtures in your home could help to reduce average household water use by up to 25% a year, that’s about 550 showers, saving you up to £80 on your annual water bill4. We’ve also installed water-saving water butts in every property, so you can collect and use rainwater in the garden that would otherwise simply drain away.

Timber frame - built from trees

Strong, light and completely renewable, wood is a carbon neutral material that’s also a great insulator. Timber frame construction has the lowest COcost of any commercial building material: it takes less energy to produce and build with and, of course, it’s easily recycled. In fact, every timber frame home saves a potential four tonnes of CO2, approximately equal to that produced by a petrol-driven family car each year.5

All timber used at The Haw Wood is sourced from accredited suppliers in accordance with the requirements of the FSC® - meaning as a homeowner you’re helping to support sustainable, managed European forests that soak up CO2, helping the fight against global warming.

We’ve reduced the carbon cost of construction at The Haw Wood in other ways too; by minimising energy and resource use, working with local suppliers and tradespeople, using British made products and materials where possible, and encouraging our partners to cut back on plastic and recycling waste materials.

Pod Point Solo EV charger

Every property at The Haw Wood is pre-fitted with an efficient, convenient Pod Point Solo electric vehicle charging point. Compatible with all plug-in vehicle brands, the Solo pairs with the Pod Point App to monitor activity, schedule charging during off peak hours, and automatically power balance your home to safely manage electrical load.

Home battery energy storage

PV panels typically generate more energy than you can use at any one time. A home battery stores that excess solar, so you can use it when you need it, day or night. By choosing to install a battery as an option for your new home, you can spread the cost in your mortgage, avoid VAT and enjoy the savings from day one.

Biodiversity and environment

The Haw Wood is a sustainable, wildlife-friendly community, where people thrive alongside nature. The environment incorporates habitats for birds, insects and small mammals, including integrated nesting boxes and the development’s bug hotel. This commitment to biodiversity is reflected too in an extensive native planting programme with trees, shrubs and plants to encourage pollinator species. And there’s something very special about The Haw Wood’s community allotment area: a unique space where residents can cultivate friendships and grow together.

Supporting a carbon conscious lifestyle

The Haw Wood is a place that makes it easier to live a little greener. If you work in town, it’s just a half-hour cycle to the city centre, on designated bike routes that are one of the reasons why Bristol has been voted Britain’s most cycle-friendly city. For the family, there’s a children’s activity area, as well as shops and schools you can walk to and reliable public transport. Your home comes fitted with an EV charging point. And now that many of us are working from home more often, we’ve also connected every property with superfast fibre-optic broadband and integrated Cat-5 cabling.

1 EPC Rated A “very energy efficient – lower running costs and “very environmentally friendly – lower CO2 emissions”. This is a predicted energy and environmental assessment for a property not yet completed and includes a predicted energy rating which may not represent the final energy rating of the property on completion. EPC ratings are based on the government Standard Assessment Programme software baseline assumptions for an average household, so actual usage may vary depending on household size and energy use. Costs are based on the SAP measurement for ‘regulated energy’ only. Cost will vary based on additional energy use and individual circumstances.

Regulated energy is building energy consumption resulting from the specification of controlled, fixed building services and fittings, including space heating and cooling, hot water, ventilation, fans, pumps and lighting. Such energy uses are inherent in the design of a building. EPC ratings are based on the SAP baseline assumptions for an average household, so actual usage may vary depending on household size and energy use.

Cost calculations are based on typical 4-bedroom home of approx. 2450ft2. Victorian and typical New Build Home examples based on British Gas standing and variable dual fuel rates for gas and electricity Q1 2022. The Haw Wood property based on British Gas standing and variable rates for gas Q1 2022, Octopus Go blended rate for electricity Q2 2022, home storage battery and an assumed export tariff of 7.5pm Kw. All costs inclusive of VAT where applicable.
